There are three root causes for the compromised soil base that causes the concrete to shift and settle:
- The soil shrinks and expands due to excess water and moisture that has found its way into the dirt beneath the concrete. When soil is moist and wet, it expands. As it dries out, it contracts and shrinks. This process creates movement beneath the slabs that lead to damage.
- When water finds its way beneath the concrete, it washes out the soil base. Heavy rain, snow melts, and leaky plumbing can create the conditions for excess water to carry away the dirt beneath the patio slab. This washout reduces the stability of the soil base, causing the concrete to sink into the empty pockets.
- If the base soil wasn’t properly compacted during construction, the structure starts its life on a weakened foundation that will deteriorate at a faster rate than a properly stabilized base. Concrete will settle into the loosened soil, compressing it. When the soil is compressed, sinking and cracking occur.
